Air Hostd works best with homeowners who want strong rental performance without managing the day-to-day operation themselves. We evaluate the property, location, condition, rental potential, local requirements, operating needs, and your goals before recommending Full-Service Management. Not every property is a fit, and we would rather be clear about that upfront than take on a home we do not believe we can manage successfully.

What Does Full-Service Management Include?

Full-Service Management is designed to handle the day-to-day operation of your vacation rental. That includes revenue and listing management, guest communication, reservation oversight, housekeeping and turnover operations, local property care, maintenance and vendor coordination, inventory oversight, and owner reporting. You stay informed while Air Hostd manages the moving parts behind each stay.

What Does the Management Fee Cover, and What Costs Are Separate?

Full-Service Management starts at 20% of room revenue, with final pricing based on the property and its operating needs. The management fee covers Air Hostd's management and operational oversight; property-specific expenses such as cleaning and turnover costs, laundry, supplies, repairs, maintenance, utilities, permits, insurance, taxes, and specialty vendor services may be separate. We review the expected cost structure with you before management begins so there are no surprises.

Who Is Actually Responsible for My Property Locally?

Accepted Answer

Every Full-Service property is supported by a local operating team rather than being managed remotely from another state. We build dedicated oversight around the property that includes a property caretaker, housekeeping leadership, trained cleaning and laundry support, maintenance and inventory management, plus guest and owner support. The goal is to give each home real local accountability—not simply a phone number or outsourced answering service.

Do I Need to Hire or Manage Cleaners, Laundry, Maintenance, or Other Vendors Myself?

Accepted Answer

No. That is one of the major differences between Full-Service Management and co-hosting. Air Hostd establishes and oversees the local operating team, including housekeeping leadership, cleaner onboarding and training, laundry workflows, inventory controls, property care, and maintenance coordination. You do not need to spend your time sourcing vendors, scheduling turnovers, chasing cleaners, or coordinating routine service issues.

Who Handles Cleaning and Turnovers Between Guests?

Accepted Answer

Air Hostd oversees the turnover operation from checkout through the next arrival. That includes coordinating housekeeping, linens and laundry, amenity and supply resets, and property-readiness workflows so the home is prepared for the next guest. Cleaning and related property expenses are typically separate from the management commission.

What Happens if a Guest or My Property Needs Urgent Help?

Accepted Answer

Guest and property issues are triaged through Air Hostd and escalated to the appropriate local team member when on-site help is needed. Depending on the issue, that may involve the property caretaker, housekeeping team, maintenance support, or another qualified vendor. Life-safety emergencies are directed to the appropriate emergency services while our team helps manage the operational impact on the stay and property.

Can I Still Use My Property While Air Hostd Manages It?

Accepted Answer

Yes. It is still your home. Owners can reserve dates for personal use as long as those dates are coordinated around existing confirmed reservations and the property's operating calendar. After an owner stay, a cleaning or property reset may be necessary before the next guest arrives.

Do You Manage Airbnb, Vrbo, Booking.com, and Other Booking Channels?

Accepted Answer

Yes. Full-Service Management includes day-to-day listing administration across supported booking channels, including pricing, calendars, reservation controls, guest communication, and listing optimization. The technical account structure can vary by platform, so during onboarding we also clarify how listing access, reviews, payout settings, and account administration will be handled.

How Does Air Hostd Manage Pricing and Revenue?

Accepted Answer

We actively manage nightly rates and booking strategy based on seasonality, demand, local events, booking pace, stay length, calendar gaps, minimum-stay requirements, and the property's competitive position. The goal is not simply to maximize occupancy—it is to improve the property's overall revenue opportunity while protecting the guest experience and the home. Because every property and market is different, no manager can responsibly guarantee a specific revenue or occupancy result.

I Live Out of State. Can Air Hostd Provide the Local Representation My Rental Needs?

For qualifying Full-Service properties, Air Hostd provides local property-management representation and an on-the-ground operating team in Rhode Island. Rhode Island's state STR registration requires an out-of-state owner to provide an agent for service of process or property manager, and individual municipalities may have additional local-contact requirements. We review the requirements that apply to the property during onboarding and coordinate the appropriate local management/contact structure where applicable.

Question 12

Who Handles Rhode Island Short-Term Rental Permits, Registrations, and Compliance?

Accepted Answer

Rhode Island has statewide STR registration requirements, while individual cities and towns may impose their own registrations, permits, inspections, zoning rules, or operating requirements. Air Hostd helps owners understand the operational requirements we encounter and can assist with reminders and coordination, but the property owner ultimately remains responsible for keeping the property legally eligible to operate. Rhode Island specifically states that state registration does not replace any separate municipal registration requirement.

Who Handles Short-Term Rental and Lodging Taxes?

Tax handling can vary by booking channel and type of reservation. Some booking platforms may collect and remit certain lodging taxes directly, while other bookings or tax obligations may be handled differently. Air Hostd helps configure the operational side of the rental, but owners should rely on their accountant or tax professional for property-specific tax advice and filing obligations.

What Type of Insurance Do I Need for a Vacation Rental?

Accepted Answer

Short-term rental activity can create risks that a standard homeowners policy was not designed to cover. Owners should confirm that their policy appropriately covers rental use, property damage, liability, and loss of rental income, and should review their coverage with a licensed insurance professional. We set up the property's booking and payout workflows based on the channels being used and provide clear owner reporting so you can understand how the rental is performing. Booking revenue, management fees, channel charges, turnover costs, and other applicable property expenses are accounted for transparently. Because payout mechanics differ between Airbnb, Vrbo, Booking. com, direct reservations, and other systems, we review the exact structure with you during onboarding.

What Happens if a Guest Damages My Property?

Accepted Answer

Air Hostd helps document guest-related damage, coordinate repairs when necessary, communicate with the guest or booking platform, and pursue eligible claims through the applicable platform or insurance process. Reimbursement decisions are ultimately made by the OTA, insurer, payment processor, or other third party, so no claim outcome can be guaranteed. Our role is to make sure the incident is identified, documented, and handled promptly rather than leaving the owner to manage the process alone.

Can Air Hostd Take Over an Existing Airbnb or Replace My Current Manager?

Accepted Answer

Yes, subject to property evaluation. We review your existing listings, confirmed reservations, calendars, operating systems, vendors, and current management setup and create a transition plan designed to minimize disruption to guests and future bookings. Listing ownership, review history, account access, and transfer options can vary by booking platform, so those details are evaluated before the transition begins.

What Happens During the Rhode Island Off-Season?

Accepted Answer

There is no single answer for every seasonal property. Depending on the home and the owner's goals, we may continue operating it as a short-term rental, reduce availability during slower months, prepare it for a period of limited use, or explore a separate off-season tenancy strategy. Air Hostd can also provide off-season tenant-placement and related services for qualifying properties; those services are separate from standard Full-Service vacation-rental management.

How Involved Do I Need to Be as the Owner?

Accepted Answer

As involved as you want to be on the big decisions—and much less involved in the daily operation. Air Hostd handles the recurring hospitality and operational work, while you remain informed about performance and significant property matters. Decisions involving major repairs, capital improvements, personal-use dates, or other important ownership choices remain yours.

Is There a Management Agreement, and How Does Cancellation Work?

Yes. Every Full-Service relationship is governed by a written management agreement that explains the services, management fees, owner responsibilities, reservation obligations, property access, and the process for ending management. We provide the applicable agreement and cancellation terms before you commit so you can review exactly how the relationship works.
